upgrade benefits
Healthier
A recent study shows that 68% of employees complain about the lighting situation in their offices. Simply replacing fluorescents makes employees happier and improves company’s bottom line by actually helping people work more efficiently!
How does quality of light impact an office space? Workers in commercial buildings have been stuck with low-quality linear fluorescent lighting for years, with building owners and facility managers prioritizing energy efficiency and up-front cost as more important than quality. Luckily the quality and cost of LEDs is now such that you can get LED lighting that boosts productivity and increase the overall sense of wellbeing among employees, all at a cost lower than fluorescents.
179D TAX DEDUCTION
The 179D Commercial Buildings Energy Efficiency Tax Deduction gives building owners $0.60 per square foot for upgraded lighting and up to $1.80 for a combination of energy saving upgrades. Enlighting has partnered with an external engineering firm to help you claim and process this deduction. There is a small charge to process the documents and do an independent site inspection but the upside is very great. A recent client spent $3,500 on processing the claim and received a $165,000 tax deduction which can be applied over multiple years. It’s not for everyone, but if you could use a solid tax deduction to leverage over multiple years, then this may be an added benefit to upgrading your lighting.
FOR BUILDING OWNERS
One of the big benefits of upgrading lights to LED is an instant increase in property value. We routinely create monthly energy savings of $4,000 to $10,000 by upgrading lights in larger facilities, and $500 - $2,000 monthly savings for smaller buildings.
This means:
Happier tenants
Improved occupancy
Net Operating Income (NOI) Factor 6X annual savings has a massive impact on property value
Reduced maintenance
Lower HVAC demand due to reduced heat means longer AC system life
Productivity / safety
demand charges - rate increases
